Three Tower Project at 1400 Biscayne Boulevard Announced

The Related Group announced plans for a three tower condominium development at 1400 Biscayne Boulevard. The towers will be built on an L-shaped parcel on the block that begins at 14th street to the south, 15th street to the north, Biscayne Boulevard to the east and NE 2nd Avenue to the west. The southwest corner of this block is being developed by the Melo Group as a mixed-use residential tower called Melody Tower.

There is a three story office and retail building on this site today. The picture below shows the building currently on the block. It was built in 1971 and includes a parking garage along the NE 2nd Avenue portion of the block. One of the tenants in the building is Atlantis University. Some of the other tenants include CCE Miami, a variety of doctors and dentist offices and other assorted businesses.

Based on the article in the Miami Today, Related Group is requesting a 30% reduction in parking and a 27 foot setback on the corner, where a 30 foot setback is required. This project is another example of the Miami 21 Zoning code overstating the available mass transportation options for downtown residents. The justification for the reduction in parking is that the project is within a quarter mile of a Metrorail station.

The project will be called Auberge Residences and Spa Miami. The project will provide 1,430 residences and over 14,000 square feet of retail space between the three towers.
